On the ground floor, the main living area is open plan. There are large comfortable sofas, a wood burning stove and a dining area which opens onto its own private west facing garden with lemon trees and shaded eating overlooking the valley and beyond.
The kitchen is well equipped and aims to offer everything for cooks and diners to enjoy all manner of tuscan feasts. You will find a dishwasher, gas hob, electric oven, extractor fan, large fridge/freezer, kettle, mixer, blender, good quality knives, a plethora of good saucepans etc plus full set of white china, glasses and cutlery for 8.
The living area has air conditioning.
Upstairs you can relax in the library area where you will find a variety of english and italian reading material, a desk and comfortable lounger chairs for enjoying the morning sun overlooking the private courtyard garden that sits between the barn and the main house .

On the top floor, the master bedroom is quiet, elegant and comfortable, with breathtaking views to the north west countryside beyond. There is plenty of storage space within the double wardrobe. The en-suite bathroom with traditional wooden beams has modern features including a power shower.
On the floor below the twin bedroom is fresh and comfortable with beautiful views. Its modern private bathroom has a bath and standing shower.

There is a small extra bedroom next to the master bedroom, useful for children or as a small double.

The property sits in approximately 10 acres of garden, kitchen gardens, olive groves and fields surrounded by beautiful oak woodlands.
Apart from enjoying the immediate gardens surrounding the barn which are private and with stunning views, there are many lovely places to sit, wander or picnic in the grounds or nearby.
Excellent local walks are plentiful straight from the door.

Il Viottolone is situated between S Pancrazio and Santa Cristina in Salivolpe, on a private road off the country road of via Malafrasca. Unfortunately if you put via Malafrasca 51 into most GPS you will not be directed to the correct place.
You can approach the house either from S Pancrazio or from Santa Cristina in Salivolpe.
Directions from S Pancrazio:
At the crossroads at S Pancrazio take road signposted ROMITA 6km - continue for 1.9kms. At this point and opposite a church on right turn LEFT into cypress avenue.
After another 0.4kms you pass one iron gate on left continue to the second iron gate on left. On left of gate press bell CASA and we will open gate.
Directions from Santa Christina:
From small village of S Christina continue towards S Pancrazio after aprox 1.0km and opposite a church on your left, turn RIGHT into a cypress avenue.
